FMS Commercial operates predominantly within the South Australian construction and services sector with our head office located in the heart of the Adelaide CBD with easy access to our customers, consultant engineers and architects.

Our professionally qualified team is made up of experienced management team supported by project managers, site manager, supervisors, administrators, and qualified trades.

To achieve this vision, FMS Commercial has implemented our in-house CARE program for the entire business, staff and affiliated trades and suppliers.

  • Document control of construction documents
  • Manage our daily inspections and defect reports
  • Quality control of statutory obligations (ie. Fire dampers, fire rated penetrations)
  • Service and breakdown reports
  • Maintenance status reports

FMS Commercial investment into Revit enables our ability to utilise 3D modelling to implement:

  • Modularisation of pre-fabricated systems
  • Programming to improve and measure programming
  • Building facility service management tools.


Air Conditioning

FMS deliver all facets of commercial and industrial air conditioning from multi head refrigerant systems to whole building central chiller plants.


FMS are refrigeration specialists experienced in complex and mission critical systems.

Building Energy

FMS are experts in commissioning and fine tuning building mechanical services and control systems to deliver improved building performance and reduced energy use and costs.

Audits & Upgrades

FMS have developed the unique 4M methodology to assist building owners and property managers take advantage of the newly introduced Building Upgrade Finance (BUF) mechanism introduced in December 2015 by the South Australian Government.


We undertake all work with a firm commitment to a quality environment, workplace safety and environment sustainability.

Our quality, safety and environmental management system is externally accredited to ISO 9001:2015, AS4801:2001 and ISO 14001:2015.

FMS is an authorised refrigerant trading licence holder by the Australian Refrigeration Council (ARC) and is a registered building work contractor. Our work is compliant with National Construction Code and our system is also certified under CM3, Australia’s leading online contractor OHS/WHS prequalification system.
